Search "mold remediation cost" and you'll find numbers from $500 to $30,000 — all technically true, none useful for your house. The honest version: the price is driven by four things a licensed remediator can see in one walk-through, which is why we do free on-site assessments and put the number in writing, and why anyone quoting a firm price over the phone is guessing.
The Four Things That Drive the Number
- How much area is affected. The industry's working line sits around 10 square feet. A closet corner behind a leaky valve is a small, contained job. Mold through a wall cavity, into insulation, across ceiling joists is a different project — more containment, more removal, more labor.
- What the mold is living on. Hard surfaces can often be cleaned and treated. Porous materials — drywall, insulation, carpet pad — generally must be removed and replaced. The rebuild half of the job is frequently bigger than the removal half.
- Whether the moisture source is fixed. Remediation without fixing the leak, the AC condensate line, or the humidity problem is money burned — it comes back. Sometimes the "mold job" is mostly a drying job with a mold line item.
- Containment and clearance. Real remediation means sealed containment, negative air, HEPA filtration, and — under Florida's two-license system — independent clearance testing you don't buy from the company doing the removal. That structure protects you; it's also part of the cost.
Honest Ranges, With the Caveat They Deserve
Industry-wide and order-of-magnitude: a small, contained single-area remediation commonly lands in the low four figures. Multi-room jobs with demolition and rebuild run mid four figures. Whole-house or post-flood mold — the kind that follows an unhandled water loss — reaches five figures, driven by how much material must come out. If a number you were quoted sits far outside those bands in either direction, ask why.

Florida's two-license rule works in your favor: the state requires mold assessors and mold remediators to be separately licensed, and the same company can't do both on your job. Anyone offering to test, remediate, and clear their own work is offering to grade their own homework — and it's illegal here. Does Insurance Pay for Mold Remediation?
- If the mold came from a sudden, covered water loss — burst pipe, appliance failure — the mold work is often covered as part of that claim, but most Florida policies cap mold coverage, commonly around $10,000 unless you bought a higher limit. Check your declarations page.
- If the mold came from long-term humidity, a slow leak, or deferred maintenance, policies generally exclude it. This is the most common hard conversation in this business, and you deserve it before the work, not after.
- Speed protects your coverage. A water loss dried fast stays a water claim. A water loss that waits becomes a mold claim — and runs into the cap. It's the cheapest insurance advice we can give: act in the first 24 hours.
Why "Free Mold Inspection" Ads Deserve One Question
Ask who does the lab work and who does the removal. If the same company profits from finding mold, testing for mold, and removing mold, every incentive points one direction.
